Properties that will receive improvements in 2021 include Goodlette Corners and 4099 Tamiami Trail building in Naples, Florida and the new Loyola Professional Suites in Ave Maria, Florida. We are evaluating the way in which our customers engage our commercial tenants and what touch points are important to them, ultimately giving customers a greater experience. We are also considering what our tenants need to operate successfully and delivering those upgrades to them.” The 4099 Building, anchored by MidWest One Bank, is a four-story, 40,000 square-foot office building located in Naples’ prominent Park Shore neighborhood. Barron Collier Companies recently engaged Heather Grey of G2 Studios to reimagine the third-floor space by converting the 10,000 square feet of open space into smaller, private offices averaging 1,300 square feet to 2,000 square feet. “We adjusted to the local market and its preference for smaller, individual offices that could be leased by professionals seeking an alternate space from their home office,” comments Cee Cee Marinelli, Vice President of commercial leasing for Barron Collier Companies. “Naples is home to many executives, who either are working remotely from their headquarters or are retired and need a private, professional space. The 4099 Building delivers just that.” The new third floor space boasts six new suites each with a reception area, conference room, and kitchenette with sink and refrigerator. Other improvements to the 4099 Building include newly designed common areas for the lobby and restrooms, upgraded lighting, and new HVAC equipment with fresh air intake.  Neutral interior finishes paired with modern furniture with clean lines create a soothing, yet professional backdrop for visitors and tenants.  The town of Ave Maria, Florida, just minutes from Naples, is expanding and enhancing commercial spaces developed by Barron Collier Companies. The debut of Loyola Professional Suites in Ave Maria Town Center is a direct response to overwhelming interest in executive offices for new residents in the growing hometown. “Ave Maria has seen exponential growth in the past year,” comments Marinelli. “With so many new home buyers moving into Ave Maria and setting up professional services companies, they need an office outside the home to meet clients or just to have a quiet place away from the home.” The Loyola Professional Suites include a greeting lobby, two conference rooms, and 13 private offices centered on a community kitchen, office task bar, and lounge seating. We outfitted interior offices and rooms with glass windows and doors bringing light into the space.”  Ave Maria will also see a brand-new commercial flex building in the Park of Commerce along Anthem Parkway close to the main Ave Maria Boulevard. With construction scheduled to commence in May 2021, the single-story 20,000 square-foot building will feature traditional retail frontage but with added flexibility of roll-up bay doors int the back, appealing to a variety of businesses. Spaces range from 642 square feet to 1,824 square feet. Goodlette Corners, one of Naples’ most visited commercial retail plazas featuring South Street City Oven and Grill, Five Guys Burgers, Nothing Bundt Cakes, and Pure Barre, is currently 100% leased and will receive enhancements including new exterior decorative sconces, new building paint in light color palette, updated signage, replacement LED lighting for parking lot and overhang walkways, and parking lot resealing.
